All our Landlords are important to us and we always aim to offer the best possible service. We are extremely proud of our specialised management service and constantly strive to improve in our field. We strongly believe in honesty, offering our Landlords advise which is in their own best interest. In order to prevent long void periods, we make our Tenancies affordable for potential Tenants, unlike many other agents. Unlike many other agents, we go the extra mile without charging you the extra cost. But as with any good agent, we have to have good Landlords. This means understanding that Tenants have rights and we are obliged to look after our Tenants as well as our Landlords.

What a Landlord can expect from our Full Management Service: No sign up fee.
(You pay nothing until we find you a tenant).

1, Half price Management for the first 12 months (Just 5%).
2, Advertising your property on the major property portals, Zoopla, Prime Location etc.
3, Erection of agency 'To Let' board.
4, Organising and accompanying all viewings by a Pennine Estates representative.
5, Comprehensive background checks on any potential Tenants and Guarantors.
6, Tenancy agreement all paperwork carried out at no extra cost.
7, Getting an inventory and schedule of condition prepared including Photographic.
8, Full check-in & check-out at the end of each tenancy.
9, Taking meter readings on check in and check out and informing utility companies and Council Tax.
10, Collection of rent from Tenants. We will then transfer the due amount directly to your allocated bank account.
11, Protecting and serving prescribed information for tenancy deposits.
12, Checking rental payments are received on the due date and taking appropriate action if they are not.
13, Free renewal of our Tenancy Agreement, providing the same Tenant remains in the property.
14, Responding to and dealing with maintenance.

 

LANDLORD FEES.

Full Management Service:

Initial tenancy set-up - £00.00. Unlike any other agent.
Subsequent tenancy set-up (with a new tenant) - £150 + vat (£180).
Tenancy renewals (with same tenant) - £00.00.
Monthly management fee – 5% of rent + vat for first 12 months (subject to a minimum 24 month contract).
Monthly management fee thereafter – 10% of rent + vat.
Monthly management fee for 12 month contract – 10% of rent + vat.

 

Letting only service:

Initial tenancy set-up:- 6 month tenancy – 2 weeks rent + vat.
12 month tenancy – 3 weeks rent + vat.
Tenancy renewals (with same tenant) - £50 + vat.
Subsequent tenancy set-up (with a new tenant) – same as initial tenancy set-up.

 

The cost of our Full Management Service:

Monthly management fee equivalent to 10% (5% for the first 12 months) + vat.
